How to read this page
Prices are Redfin medians for the three months ending in the month shown. Small neighborhoods have few sales, so treat each number as a snapshot. We describe homes, costs and commutes. Who lives where is not our business or yours, and fair housing law agrees.
Port Hueneme
Closest to the Port Hueneme gate and the commissary. Mostly condos and townhomes from the 1970s and 1980s, with a smaller supply of single family homes.
- Surfside. Several condo phases beside the beach, built from 1973 to 1982. HOA dues run about $650 to $785 a month and often include water, trash and insurance.
- Anacapa View. 1974 condos on Ventura Road with dues near $590.
- Hueneme Bay. A 55 and over community with a median near $495,000.
- Citywide. Condos recently listed from about $349,000 to $949,000 and houses from $475,000 to $975,000.

Oxnard Shores is the search most people start with. Single family beach homes run well over a million. Condos start far lower, with a recent median near $850,000 and some older units carrying HOA dues under $200.
RiverPark sits at the 101 with Rio School District schools inside the neighborhood. It carries a Mello-Roos tax of about $1,346 to $2,806 a year on top of regular property tax. Seabridge and Westport carry their own, from about $756 to $3,691 a year.
Camarillo

Camarillo Springs mixes single family homes, townhomes and a 55 and over section around an 18 hole course. It backs to the Santa Monica Mountains, which burned in the 2013 Springs Fire. A debris flow off that burn scar damaged homes in December 2014. Ask about fire zone status and insurance before you fall for the view.
Camarillo Heights lost homes in the Mountain Fire of November 2024. Rebuilds and lots are part of that market now.
Ventura
- Midtown. 1920s bungalows and 1950s ranch homes. Median about $1,050,000.
- Pierpont. The beach neighborhood, from old cottages to new builds. Median about $1,730,000, with condos far lower.
- Montalvo and Juanamaria. East side tracts with single family medians from about $830,000 to $930,000.
- The Avenue. Older bungalows on the west side, median about $730,000.
- The hillsides. The 2017 Thomas Fire destroyed more than 500 homes in the hills above town. Many are rebuilt.
New construction
Builders selling in 2026 include Williams Homes at Palmera in Camarillo, with townhomes from about $740,000. Shea Homes at Del Sol in Ventura starts in the high $700,000s. Lennar at Harvest at Limoneira in Santa Paula has single family homes from the mid $600,000s. Prices move, so confirm with the builder.

Check every address for these
- Tsunami zone The state publishes a Ventura County tsunami hazard map with an address lookup. Coastal Port Hueneme, Oxnard Shores, the harbors and Pierpont are worth checking.
- Flood zone Use FEMA's Flood Map Service Center. A lender will require flood insurance inside a special flood hazard area.
- Fire hazard zone CAL FIRE updated its maps in 2025. Homes in Very High zones need 100 feet of brush clearance, and insurance can be harder to place. Some owners end up on the California FAIR Plan.
- Liquefaction and earthquake The state's seismic hazard maps show liquefaction zones. Standard policies do not cover earthquakes. Coverage is sold separately.
What else lands in the payment
- HOA dues. From under $200 to over $1,000 a month depending on the complex.
- Mello-Roos. Common in newer Oxnard tracts. It shows on the tax bill.
- Supplemental tax bills. After you buy, the county reassesses the home and mails a catch up bill. It is usually not paid from your escrow account.
- Insurance. Get a quote during your inspection period, not after.
Questions people ask
Is Oxnard Shores a good place to buy near the base?
It is about 20 to 35 minutes from Point Mugu and closer to Port Hueneme. Beach houses run over a million and condos much less. Check the tsunami and flood maps for any address there.

Yes. The RiverPark community facilities district charged about $1,346 to $2,806 a year for 2025 to 2026, depending on the home.
What should I know about Camarillo Springs?
It is a golf course community at the base of the Conejo Grade with a short drive to Point Mugu. It has a wildfire and debris flow history, so check the fire hazard map and get an insurance quote early.
