Eight cities, sorted by drive time. Prices climb as you move inland and uphill. So does the commute. Point Mugu families, look at the second drive column, because Camarillo is closer to you than it is to Port Hueneme.

Median sale price is the Redfin median for the three months ending August 2026 (Port Hueneme, June 2026). Port Hueneme leans on condo sales, so single family homes there run higher. Rent is the Zumper three bedroom median for late September 2026. *Santa Paula had very few rentals listed. Drive times are estimates outside rush hour, to Knott Gate and to the Las Posas Gate. Confirm school boundaries with the district before you commit to an address.

What is Naval Base Ventura County?

One Navy installation with three sites: Port Hueneme, Point Mugu and San Nicolas Island. Port Hueneme is the Seabee and deep water port side. Point Mugu is the airfield and sea range side. More than 20,000 military and civilian personnel work across them.

What is BAH at Naval Base Ventura County in 2026?

Both sites fall under the Ventura, CA Military Housing Area (CA025). For 2026 an E-5 with dependents receives $3,537 a month and an O-3 with dependents receives $4,212. The full table and a buying power calculator are on the BAH page.

Where do military families live near the base?

Most stay close. Port Hueneme and Oxnard are 5 to 20 minutes from the Port Hueneme gate. Camarillo is the short drive for Point Mugu. Ventura, Thousand Oaks, Moorpark, Santa Paula and Simi Valley are longer commutes.

Can I buy a home with a VA loan before I arrive?

Yes. Many families go under contract from their old duty station. A spouse can satisfy the VA occupancy rule, and VA generally expects move-in within 60 days of closing. Start with a pre-approval so you know your number.
